Nueva Andalucía sits inland from Puerto Banús, a broad valley of golf courses, villa urbanisations and everyday amenity. Las Brisas, Aloha and Los Naranjos anchor it, and it remains the coast's most consistent family market.

Front-line golf and the higher slopes with La Concha views hold the strongest prices. Flatter interior plots offer better value per square metre and often larger gardens.
Much of the villa stock is 1980s and 1990s. Rebuild potential is real here, but plot ratios and licensing vary street by street, and that is a conversation to have before offering.
