Selling in Spain

Your home, told properly.

Selling a home on the Costa del Sol is a matter of presentation and patience. We represent a small number of properties at any one time, each with the care and craft a home like yours deserves.

The process

From private appraisal to completion.

  1. 01

    Private appraisal

Deborah walks the home in person, forms a considered view of market position and prepares a discreet valuation report.

  2. 02

    Preparation and styling

Guidance on light touches that lift value: styling, minor works, gardens, art placement. We introduce trusted local trades where useful.

  3. 03

    Cinematic capture

Professional photography, drone, twilight and film. Every home is presented as an editorial, not a listing.

  4. 04

    Editorial launch

A private soft launch to our qualified buyer register and the eXp Luxury network, followed by a curated public release when the moment is right.

  5. 05

    Accompanied viewings

Every viewing is accompanied and pre qualified. Feedback is captured and shared with you in a clear weekly rhythm.

  6. 06

    Negotiation and completion

We negotiate patiently on your behalf, coordinate with lawyers and notary, and stay involved through completion and hand over.

How your home is marketed
Questions, answered

What sellers ask us first.

How do you value a property on the Costa del Sol?
Valuations are drawn from recent comparable sales, live market activity and an honest read of your specific home. We share the reasoning openly rather than a single number.
Do I have to list publicly to sell?
No. Many of our sellers prefer a discreet or off market approach. We can quietly circulate the property within our qualified buyer register and the eXp Luxury network before any public launch.
What are the seller's costs when selling in Spain?
Typical seller costs include agency fees, plusvalía municipal (a local capital gains tax on the land value uplift), any outstanding mortgage cancellation and, for non-residents, a 3 percent retention against capital gains. Your lawyer confirms exact figures.
Can non-resident sellers complete from abroad?
Yes. A power of attorney granted to your lawyer allows completion at the notary without you needing to be in Spain on the day. We coordinate the logistics alongside your legal team.
Private and confidential

Deborah walks the home personally, forms an honest view of where it sits in the market, and shares the reasoning with you privately. No obligation, no listing pressure.
