Rental income on the Costa del Sol, realistically

Where letting works, where it does not, and what the licence question really involves.

Plenty of buyers here want a home that also earns. That is achievable, but it depends far more on position, licensing and management than on the property itself. This is how we assess it with clients.

Short-let and the licence

Holiday letting in Andalucía is regulated and requires registration, with conditions on the property itself. Some communities also restrict short-term letting in their own statutes.

Never assume a licence transfers with a sale or that a community permits letting. Both must be checked in writing during due diligence.

What actually drives occupancy

Walkability, parking, outdoor space and a genuine view. Guests book those. Interior specification affects reviews and repeat business more than it affects the initial booking.

Seasonality is the other half of the equation. Marina and beachfront positions run hot in summer and quiet in winter; golf-side positions spread demand more evenly across the year.

  • Proximity to beach, marina or golf
  • Parking, which is scarcer than buyers expect
  • Terrace depth and orientation
  • Community rules on short-term letting
  • Professional management, which is the difference between gross and net

Long lets and year-round tenants

There is steady demand from residents and relocating families for well-kept long-term rentals, particularly near international schools. Yields are lower per night but occupancy is stable and wear is reduced.

For owners who use the home themselves for part of the year, a hybrid approach often works better than chasing peak-season maximisation.

Why we will not quote you a yield figure

Because a headline percentage detached from a specific property, licence status, management cost and usage pattern is marketing, not analysis.
