Alcaidesa is a coastal residential area in the municipality of La Línea de la Concepción, Cádiz, between Sotogrande and Gibraltar. It is roughly 10 to 12 minutes by car from Sotogrande Marina and around 15 minutes from the Gibraltar border.
Fairmont La Hacienda Costa del Sol is a 5-star beachfront resort within Alcaidesa, offering luxury suites and standalone private villas, a spa, multiple restaurants and direct beach access. It marks the arrival of an internationally recognised luxury hospitality brand on this stretch of coast.

La Hacienda Links is a redesigned course by golf architect Kurtis Bowman, reopened in 2022. It is the only true links-style course in southern Spain, and forms part of a 36-hole complex alongside its parkland sister course.

As of July 2026, a new UK-EU treaty removed the 118-year-old Gibraltar-Spain land border fence, easing cross-border movement between Gibraltar and the surrounding Spanish municipalities including La Línea and Alcaidesa.
In practical terms this reduces friction for residents who work, bank or school across the border, and is expected to strengthen demand from Gibraltar based buyers looking for space, beach and golf on the Spanish side.
Gibraltar's Eastside development, led by TNG Global with a reported investment of around £330 million, is bringing a new marina and 1,300+ residential units to Gibraltar's eastern side.
For Alcaidesa, the Eastside scheme is relevant because it expands Gibraltar's residential and marina capacity within a short drive, deepening the pool of cross-border residents and visitors likely to look at Alcaidesa for a Spanish base.
Alcaidesa offers a mix of golf front and sea view villas, townhouses and apartments, alongside the standalone private villas within the Fairmont La Hacienda resort footprint. Plot sizes are generally more generous than in comparable Costa del Sol positions.
Alcaidesa generally offers more house, plot or view for the money than directly comparable positions inside Sotogrande, though the gap is narrowing as Fairmont, the redesigned links and the Gibraltar border changes reshape demand.
